October 2022 Citrus County Land Development Updates

  • Affordable Secure Storage has requested two building permits (2022-13657 and 2022-13864) for two 16,000 SF mini-warehouse buildings at their site at 3532 N Carl G Rose Hwy (SR-200) in Hernando.
  • Meadowcrest Animal Clinic has requested a building permit (2022-13878) for a new 3,264 SF veterinary clinic at 6029 W Nordling Loop in Crystal River.
  • Affordable Storage has requested a building permit (2022-14003) for a 19,200 SF mini warehouse building at their site at 8425 E Rosko Ct in Floral City.
  • Citrus County Mosquito Control has requested a building permit (2022-14184) for a new 5,192 SF helicopter hangar and storage building at 968 N Lecanto Hwy (CR-491) in Lecanto.
  • Citrus County has requested an infrastructure permit (2022-14540) for water and sewer utilities and lift station at the Airport Industrial Park at 4250 S Airport Rd in Inverness.
  • Monkey Island Holdings has requested a site improvement permit (2022-13872) for outdoor seating at 5297 S Cherokee Way in Homosassa.
  • International Church of the Four Square Gospel has requested a building permit (2022-14461) for a new gazebo at their site at 1160 N Dunkenfield Ave in Crystal River.
  • Aloha Custom Pools has requested a building permit (2022-14528) for a new 1,500-gallon chlorine tank with a slab and wall at their site at 6896 W Grover Cleveland Blvd in Homosassa.
  • Summit Quest Inc. has requested a building permit (2022-14646) for a 2,100 SF storage building at their site at 3433 E Gulf to Lake Hwy (SR-44) in Inverness.
  • J & C Gibson Holdings has requested a building permit (2022-14688) for a timber frame front entry at their site at 924 S Carob Pt in Inverness.
  • VRBL Land Holdings LLC has requested a building permit (2022-14478) for two lean-to structures at 4986 S Florida Ave (US-41) in Inverness.
  • Homosassa Associates has requested an interior remodel permit (2022-14234) for an existing McDonald’s restaurant at 3740 S Suncoast Blvd (US-19) in Homosassa.
  • Clark Stillwell, on behalf of SKC Homosassa, has requested a Comprehensive Plan Amendment/Atlas Amendment with a Planned Unit Development (CPA/AA/PUD-22-17) for a restaurant with off-site parking at 8544 W Miss Maggie Drive in Homosassa. Staff have requested additional information from the applicant before it is placed on an agenda of the Planning and Development Commission (PDC) and, later, an agenda of the Board of County Commissioners (BOCC) for their consideration.
  • Clark Stillwell, on behalf of Citrus 44 Land Trust LLC and Tibbetts Lumber Co, has requested a Conditional Use (CU-22-13) to allow light manufacturing, building trade assembly and contractors outside storage in the GNC district. The site contains 7 acres at 1339 W Gulf to Lake Highway and 698 S Easy St in Lecanto. The application is scheduled for discussion by the PDC on Thursday, November 17, 2022.
  • Chuck Pigeon, on behalf of CR-486 LLC, has requested a Planned Unit Development application (PUD-22-09). The development, named Amber Ridge, contains approximately 136.65 acres, and would allow up to 250 single-family detached homes and 155 attached townhomes. It lies at 3499 W Norvell Bryant Highway (CR-486) in Lecanto. The application is being reviewed by staff for sufficiency before it is placed on an agenda of the PDC and, later, an agenda of the BOCC for their consideration.
  • Chuck Pigeon, on behalf of CR-486 LLC, has requested a Comprehensive Plan Amendment/Atlas Amendment and Planned Unit Development application (CPA/AA/PUD-22-18). The development, named CR 486 Towncenter, contains approximately 55 acres and would allow High Density Residential (HDR) for up to 300 apartments, with the remaining area being proposed for commercial use. It also lies at 3499 W Norvell Bryant Highway (CR-486) in Lecanto. The application is being reviewed by staff for sufficiency before it is placed on an agenda of the PDC and, later, an agenda of the BOCC for their consideration.
  • Clark Stillwell, on behalf of Bright Futures Living Trust, has requested a Comprehensive Plan Amendment/Atlas Amendment application (CPA/AA-22-19). The application would change approximately 35.3 acres from Low Density Residential (LDR) and Professional Services/Office to General Commercial and High Density Residential. It lies at 3898 W Norvell Bryant Highway (CR-486) in Lecanto. The application is being reviewed by staff for sufficiency before it is placed on an agenda of the PDC and, later, an agenda of the BOCC for their consideration.

The Citrus County Land Development Division is responsible for the current planning (development review), long range planning (comprehensive planning) and growth management related activities required by the State of Florida Community Planning Act. This includes the preparation and maintenance of the County’s Comprehensive Plan, which establishes goals, objections, and policies to manage growth and development in Citrus County as well as the Land Development Code (LDC) which implements the Comp Plan.

The Land Development Division serves as support staff to the Planning and Development Commission. Staff actively participates in opportunities to educate the public about the role of the division and the benefits of good urban design.
